Carbon Monoxide Alarm Checks in Nottingham & Surrounding Areas

Carbon monoxide is a dangerous gas that cannot be seen, smelled or tasted. Without a suitable alarm, its presence can go undetected, putting the health and safety of property occupants at serious risk.

For landlords, providing appropriate carbon monoxide detection is an important responsibility, particularly in properties containing gas, oil or solid fuel appliances.

At Rapid Engineer, we help landlords and property managers in Nottingham and Nottinghamshire with carbon monoxide alarm checks, helping ensure suitable detection is in place and alarms are working correctly.

Whether you’re preparing a property for a new tenancy or reviewing your existing safety arrangements, our team can help you understand your requirements and arrange the necessary checks.

What Is Carbon Monoxide?

Carbon Monoxide (CO)

Carbon monoxide (CO) is a poisonous gas produced when fuels containing carbon do not burn completely.

It can be generated by appliances and equipment that burn fuels such as natural gas, oil, coal and wood.

Carbon monoxide is particularly dangerous because it has no colour, smell or taste, meaning occupants cannot detect it through their senses alone.

Exposure can cause symptoms such as headaches, dizziness, nausea and confusion. More serious exposure can result in unconsciousness and can be fatal.

Common sources of carbon monoxide in residential properties include:

  • Gas boilers and heating systems.

  • Gas fires and other gas appliances.

  • Oil-fired heating systems.

  • Wood-burning stoves and open fires.

  • Other fixed combustion appliances.

A suitable, working carbon monoxide alarm provides an important warning if dangerous levels of the gas are detected.

What Are the Carbon Monoxide Alarm Requirements for Landlords?

Carbon Monoxide (CO) Alarm Requirements for Landlords

In England, landlords must ensure that a carbon monoxide alarm is installed in every room used wholly or partly as living accommodation that contains a fixed combustion appliance, excluding gas cookers.

This requirement applies to relevant private and social rented properties.

Landlords must also ensure that the required alarms are in proper working order on the day a new tenancy begins.

Where an alarm is reported as faulty and confirmed to be faulty, the landlord must arrange for it to be repaired or replaced.

These requirements form part of the Smoke and Carbon Monoxide Alarm (England) Regulations.

It’s important to remember that carbon monoxide alarms are not a substitute for maintaining and inspecting fuel-burning appliances. Gas appliances, for example, must still be subject to the appropriate gas safety checks.

What Is Included in a Carbon Monoxide Alarm Check?

CO Alarm Checks

Carbon monoxide alarm checks help establish whether suitable detection is present and whether the alarms are functioning correctly.

The manufacturer’s instructions should always be followed when installing, testing and maintaining carbon monoxide alarms.

Depending on the type of alarm and the service arranged, checks may include:

  • Alarm operation: Testing the alarm using the manufacturer’s recommended test procedure.

  • Physical condition: Checking for visible damage or deterioration.

  • Positioning: Reviewing whether the alarm is appropriately located in relation to the relevant appliance.

  • Power supply: Checking the battery or mains power arrangements, where applicable.

  • Fault identification: Identifying any issues that could affect the alarm’s operation.

  • Replacement recommendations: Highlighting alarms that may need replacing due to faults or expiry.

Where Should Carbon Monoxide Alarms Be Installed?

CO Alarm Installation

Under the relevant regulations in England, a carbon monoxide alarm must be installed in any room used wholly or partly as living accommodation that contains a fixed combustion appliance, excluding gas cookers.

For example, this could include a room containing:

  • A gas boiler.

  • An oil-fired boiler.

  • A wood-burning stove.

  • A coal-burning appliance.

  • A gas fire.

The regulations do not specify the exact positioning of every alarm. However, government guidance recommends positioning carbon monoxide alarms at head height, either on a wall or shelf, approximately 1–3 metres from a potential source of carbon monoxide.

Always follow the manufacturer’s instructions when determining the correct location for an individual alarm.

How Often Should Landlords Check Carbon Monoxide Alarms?

CO Alarm Check Frequency

Landlords must ensure that the required carbon monoxide alarms are in proper working order on the day a new tenancy begins.

There is no general requirement under the Smoke and Carbon Monoxide Alarm Regulations for landlords to arrange an annual professional carbon monoxide alarm inspection.

However, landlords should ensure that alarms are maintained appropriately and that any faults reported during the tenancy are addressed.

Tenants should also be provided with information about testing their alarms and what to do if an alarm sounds.

The manufacturer’s instructions should be followed regarding testing frequency, battery replacement and the expected lifespan of the alarm.

Why Are Carbon Monoxide Alarm Checks Important?

The Importance of CO Alarm Checks

Carbon monoxide poisoning can have serious consequences, making suitable detection an important part of rental property safety.

Protect Your Tenants

A functioning carbon monoxide alarm can provide an early warning of potentially dangerous gas, giving occupants the opportunity to take action.

Meet Your Legal Responsibilities

Ensuring the required alarms are installed and working is an important part of a landlord’s responsibilities under the relevant regulations.

Identify Potential Problems

Checking alarm condition and operation can help identify faulty equipment, power supply issues or alarms that need replacing.
